How much does a garden room cost?

The honest answer is that it depends on size, finish and glazing, and the range is wide. Recent quotes of ours have run from just under £10,000 to well over £30,000. Here’s what’s behind that.

What’s included

Our Elite garden rooms come internally complete: 50mm insulation in the walls and ceiling, MDF internal cladding, a laminate floor in a colour you choose, and a rubber roof. Installation is part of the price too, so you won’t see a separate fitting charge on your quote.

What’s not included

  • The base. You have a few options, and the right one depends on how you’ll use the room and what your garden is like.

    • A plinth kit is usually £260 to £400, depending on size and finish.
    •
    • A timber frame base is £6 per sq ft fitted and works on existing hardstanding.
    •
    • A concrete base gives you the most durability, suits heavy daily use and holds up best over the long term. We lay it ourselves and make sure it matches your building exactly. Prices start from around £1,800 for an 8ft x 8ft base and rise with size.
  • Electrics. We use a trusted contractor, and the room gets its own fuse box. Most jobs come to between £600 and £2,000, depending on how many sockets, lights and how much heating you want. It also helps if there’s already an outdoor supply to connect to.
  • Planning or building regulations, if your project needs them. We’ll tell you what we think when we talk, but always good to check with your local council.

What moves the price

  1. Size. Each extra 2ft adds roughly £800 to £2,000 on an 8ft-wide room, depending on finish.
  2. Finish. Painted timber, composite and cedar are priced differently, and it’s a big step between them.
  3. Glazing. This is the biggest swing. A 5ft double door is £1,625 in UPVC and £2,425 in aluminium. 3 metre aluminium bi-folds are £3,705. A roof light with electric blinds is £2,695. Integrated blinds on a door and three windows came to £2,315 on one recent quote.
  4. Extras.  Canopies, wings, roof overhangs, composite decking and plastered interiors all add up, and each is priced separately.

Two real quotes

The examples below include a plinth kit but not electrics or a concrete base, so add those if you need them.

  • 8x8 factory painted building: £5,275
  • 8x8 canopy: £2,000
  • UPVC Georgian door: £792
  • Georgian window: £415
  • Grey composite deck: £960
  • Plinth kit: £260

A 10ft x 12ft Teak composite room: £17,410

  • Building: £12,010
  • 5ft double doors in anthracite: £1,625
  • Two T10 windows: £550
  • One T15 window: £510
  • Integrated blinds: £2,315
  • Plinth kit: £400

‍

At the top end, a 12ft x 16ft vertical composite room with 3m bi-fold doors, a roof light, a wing, a decked area and a timber frame base comes to over £30,000.

Where you can save

  • Choose a smaller footprint, or go for painted rather than composite or cedar.
  • Choose UPVC doors and windows rather than aluminium.
  • Leave out the blinds, canopy and overhang, or add them later.
  • Keep the electrics simple, with fewer sockets and lights and no built-in heating.
  • Have the base ready before we arrive.

Deposit and what happens next

The deposit is 15% of the total cost, paid when you order. If required, we will visit your garden to check your site. To get a written quote, send us the size you have in mind, a photo of the spot and what you’ll use the room for.
